Investing in Georgian real estate: the key figures to know
Growth, taxation, rental yields, capital gains: the indicators that make Georgia one of the most attractive real estate markets for European investors.
In just a few years, Georgia has become a destination of choice for European real estate investors. Behind this enthusiasm lie solid fundamentals. Here are the figures I always share with my clients before discussing a project.
A fast-growing economy
Georgia’s GDP grows by 7 to 10% a year, one of the fastest rates in the region. This growth is driven by tourism, logistics between Europe and Asia and the arrival of foreign companies.
Public finances remain sound: public debt stands at around 33% of GDP, far below most European countries.
A real estate market still catching up
- 9% average annual appreciation nationwide;
- 15% a year on average in Batumi, driven by seaside tourism;
- 10 to 15% annual net rental yield on short-term rentals.
One of the lightest tax regimes in Europe
- 0% capital gains tax after two years of ownership;
- 5% tax on rental income;
- no property tax or council tax.
Three ways to finance your purchase
Pay cash to secure the best discount, spread payments with the developer’s interest-free payment plan, or use the leverage of a Georgian bank loan at delivery: each option deeply changes the capital required and the final return.
To measure it on your own project, use the investment simulator — then let’s discuss it together.
